Cancún is not one cost of living, it is three. What you pay depends far less on the city than on which part of it you choose and how you eat. The same evening can cost 250 pesos or 1,400 depending on whether you are in a taqueria downtown or a steakhouse on the strip. Against the rest of the country, Cancún sits at the expensive end — what Mexico costs nationally is the baseline to measure it from.

Rent
An upscale two-bedroom apartment with full amenities — doorman, pool, in some buildings a gym — fully furnished and close to Plaza Las Americas runs roughly 20,000 to 25,000 pesos a month.
Distance moves that figure predictably in both directions. Closer to Puerto Cancún it climbs. One or two kilometers further out from the mall it falls, and it keeps falling as you move into the outer supermanzanas. This is the single biggest lever you have over your cost of living here, which is why choosing a neighborhood matters more than negotiating a rent.
Utilities
For a small two-bedroom high-rise apartment in a prime location, the monthly picture is straightforward. Water through Aguakan is about 258 pesos and gas from Zeta Gas about 400 pesos where the apartment has a gas stove and burners. Both are steady.
Electricity is the one that moves. CFE bills the same apartment at roughly 270 pesos a month with no air conditioning and up to about 2,000 pesos with it running around the clock. That is a sevenfold difference produced by one habit, and it is worth understanding before signing a lease rather than after — see housing.
Groceries, and which store is for what
Cancún has the full Mexican supermarket ladder, and the difference between them is less about price than about what each trip is for. Chedraui, Walmart, Soriana and Mega cover the weekly shop; Costco covers bulk; Suburbia is clothing and homewares rather than food. The useful distinction for a new resident is between the big weekly run and the small top-up, because the second one is what you will do most often.
From a resident. Bruce T. Dugan, in Cancún since 2020. Last reviewed August 2026.
Chedraui does most of it. It is where my weekly grocery order comes from, and it goes well past food — charcoal and lighter fluid, and the sort of thing you only buy once. My grill and my patio table set both came from there. Treating it as a general-merchandise store as well as a supermarket saves a separate trip.
Walmart Express for the top-up. The small format, not the superstore. Good produce, wine, meat, bread and snacks, and the right stop when you are already out and need something now.
On delivery: both Uber Eats and Rappi operate here and both will deliver a grocery order. I use Uber Eats, having found them considerably easier to deal with when something goes wrong with an order.
Eating out
This is where the three Cancuns separate most sharply. The prices below come from the restaurants’ own published menus, checked in August 2026.
| Where | What things cost | Roughly, per person |
|---|---|---|
| Local taqueria e.g. Los Tarascos | Tacos 25 to 61 pesos each: champiñón 25, pastor 31, pollo or chuleta 43, bistec, arrachera or sirloin 55, with cheese up to 61. Mixed orders 128 to 165. | 200 to 280 pesos with a drink |
| Mid to upscale e.g. La Recova, Puerto Cancún | Empanadas 75 to 85, starters 199 to 399, salads 225 to 325. Steaks: vacío, picaña, arrachera and entraña 524; bife de lomo 787; ribeye 835; bife de chorizo argentino 944. Pasta 289 to 445, fish 435 to 495. | 700 to 1,100 pesos |
| Hotel Zone e.g. Puerto Madero | Empanadas 130, chorizo 185, provoleta 295, garlic shrimp 430. Mains: tacos de arrachera prime 435, salmon or tuna 705, black cod 870, grilled octopus 900, lamb 995. Prime cuts to share 2,420 to 2,470 for two. | 900 to 1,400 pesos |
Two caveats worth carrying. The taqueria prices come from a delivery listing, and delivery pricing generally runs above what you pay sitting down, so treat them as a ceiling rather than a floor. And the Hotel Zone figures assume ordering individually; the prime cuts there are sold for two, which brings the per-head number down if you are sharing.
The useful number is the ratio. Eating locally rather than on the strip is roughly a fourfold difference on the same evening, and unlike rent it is a decision you make several times a week.
Frequently asked questions
How much is rent in Cancún?
An upscale, fully furnished two-bedroom apartment with amenities near Plaza Las Americas runs about 20,000 to 25,000 pesos a month. Closer to Puerto Cancún costs more; a kilometer or two further out costs less, and it keeps falling as you move into the outer supermanzanas.
How much are utilities in Cancún?
For a small two-bedroom high-rise apartment: water about 258 pesos a month, gas about 400 pesos with a gas stove, and electricity anywhere from about 270 pesos without air conditioning to about 2,000 pesos with it running constantly.
Is it expensive to eat out in Cancún?
It depends entirely on where. A meal at a local taqueria runs roughly 200 to 280 pesos a head, a good restaurant in Puerto Cancún 700 to 1,100, and a Hotel Zone steakhouse 900 to 1,400. Same city, same evening, a fourfold difference.
Is Cancún cheaper than the rest of Mexico?
Not especially. Tourism supports prices above what the local economy alone would, particularly in the Hotel Zone and for anything aimed at visitors. Inland cities such as Mérida and Puebla are noticeably cheaper for a similar standard of living, which is part of why people choose them.
