Local time in Tulum (UTC-5)
Tulum grew faster than its infrastructure. It has a Maya archaeological site on the coast, a design-led hotel strip, and an international airport that opened in late 2023, but water, power and road capacity have not kept pace and this is the single most common complaint from people who move there.

Buyers should be especially careful with land title here. The area has a documented history of disputes involving ejido land, communally held property that cannot simply be sold, and the resulting litigation has cost foreign buyers their money. Independent legal advice and a full title search are not optional in Tulum.
