Cost of Living in Bangkok

Bangkok is cheap on food and transport, moderate on rent, and quietly expensive in one place almost nobody budgets for: the electricity your landlord resells you.

Realistic monthly totals, 2026

Note the insurance line, because most published Bangkok budgets omit it. A widely quoted figure of 35,500 to 59,000 THB for a comfortable single expat excludes health cover and assumes value-tier rent. Anything below about 28,000 THB a month means a value-tier location, no insurance, and near-total reliance on Thai food.

Standard lease terms: twelve months, two months’ deposit plus one month advance — three months’ rent to move in — 30 to 60 days’ notice, furnished as standard, and the landlord pays the agency commission.

The electricity markup — ask one question at viewing

This is the most consistently mis-budgeted item in Bangkok, and it is fixable by asking a single question before you sign.

The government residential tariff works out at roughly 4.26 THB per unit all-in for a 300-unit household in 2026. Most Bangkok condominium landlords and buildings do not pass that through. They resell at 7 to 10 THB per unit. Documented 2026 examples: 8.5 THB in a Sukhumvit Soi 39 building, 10 THB near BTS Thong Lo, and 4.2 THB in a Rama 9 building on a direct MEA meter.

The Thai consumer-protection ceiling for rental resale is 4.88 THB per unit, set in 2025. It is widely ignored in the condominium segment and rarely enforced.

So ask: does this unit have a direct MEA meter? It is the single most valuable question at a viewing, and over a year it is worth more than most people negotiate off the rent.

What air conditioning actually costs

A 12,000 BTU non-inverter unit draws about 1,200 W — roughly 4.8 THB an hour at the government rate, or 38 THB for eight hours. Run nightly for a month that is about 300 THB at the government rate and 600 to 900 THB at a resold rate.

Now scale it. A work-from-home household running two units ten hours a day uses 500 to 600 units a month: about 2,400 THB at the government rate but 4,000 to 4,800 THB marked up. That is USD 73 against USD 122 to 147, for identical usage in identical weather — the difference is purely which meter you are on.

  • Inverter units save 20 to 40 percent on long runs. One documented tenant running an inverter all day stayed under 1,800 THB a month where a comparable non-inverter cost 3,500.
  • Every degree below setpoint adds roughly 5 to 10 percent to consumption. 25 or 26 C rather than 18 is the practical advice, and it is also more comfortable than most people expect.

Realistic monthly electricity: 1,500 to 2,500 THB for a studio or one-bed with moderate AC; 2,500 to 4,000 for a one-bed with heavy AC in a marked-up building; 5,000 to 7,000 for a two-bed household. Water is trivial at 100 to 300 THB.

Internet, food and everything else

Fiber at 500 Mbps: NT 455 THB, True 499, 3BB 500, AIS 599. At 1 Gbps: NT 605, 3BB 700, True 799, AIS 899. Installation 2,000 to 3,000 one-off, and promotional rates expire after six to twelve months with bills rising 200 to 300 THB. Mobile with generous data 300 to 700 THB.

Monthly food: 8,000 to 12,000 THB eating mostly Thai; 15,000 to 25,000 on a mixed diet; 30,000 and up on a Western-heavy diet with imported groceries. That spread is larger than the gap between neighborhoods, which is worth sitting with — diet is the biggest lever you control.

Gym: independent Thai gyms 800 to 1,500 THB a month; Fitness First 1,800 to 3,000; Virgin Active 3,000 to 5,000; Muay Thai gyms 2,000 to 4,000 or 300 to 500 per drop-in. Transport: 2,000 to 4,000 THB a month for a rail commuter, up to 6,000 with heavy Grab use.

Frequently asked questions

Why is my Bangkok electricity bill so high?

Almost certainly because your building resells electricity rather than passing through the government tariff. The government rate works out around 4.26 THB per unit; condominium landlords routinely charge 7 to 10. The Thai consumer-protection ceiling for rental resale is 4.88 THB and is widely ignored. Ask whether a unit has a direct MEA meter before signing — over a year it is worth more than most rent negotiations.

How much deposit do I need to rent in Bangkok?

Three months’ rent to move in — two months’ deposit plus one month in advance — on a standard twelve-month lease with 30 to 60 days’ notice. Units are furnished as standard and the landlord pays the agency commission, so the deposit is the main up-front cost.

Can you live in Bangkok on $1,000 a month?

Just — 27,000 to 38,500 THB, roughly USD 825 to 1,175, is achievable as a frugal single. It means value-tier rent in On Nut, Phra Khanong or Nonthaburi, eating Thai food almost exclusively, and rail rather than Grab. The version of that budget that omits health insurance is not a budget worth running in a country with no public entitlement for non-working foreigners.
