Housing in Porto

Renting in Porto is easier than in Lisbon and buying is getting harder faster. The thing nobody tells you before you sign a Porto lease is that the damp is a housing decision, not a weather footnote — and it is the single most common reason people leave the city.

The damp, as a thing to check for

Porto takes 1,147 mm of rain across 105 days a year, against Lisbon’s 794 mm across 76. November is the worst month at 166 mm over thirteen days. Nationally, 24.4 percent of Portuguese dwellings have a leaking roof, damp walls or rotting window frames, and 47.7 percent of energy certificates issued between 2014 and 2020 were rated D or below. In an unheated granite building that combination produces an interior at 13 C and 80 percent humidity from November to March, mold on the north-facing bedroom wall, and clothes that never quite dry.

What to check before signing:

  • Look behind furniture on north-facing walls. Freshly painted patches in one corner of one room are the tell.
  • Read the energy certificate. Mandatory, valid ten years, and it predicts your January bill better than anything the landlord says.
  • Ask what actually heats the flat, and do not accept a wall-mounted air conditioning unit as an answer without asking whether it heats as well as cools.
  • Check the glazing and whether the windows close cleanly.
  • Visit in the rain if you possibly can. A Porto flat viewed in September and a Porto flat in November are different products.

Dehumidifiers are standard household equipment here. Budget for one or two, and for the electricity they use.

Renting

Asking rents in the city ran 16.8 euros per square meter in February 2026, down 2.5 percent year on year — Porto and Braga led the national rental decline. Median rent on new contracts across the metro area was 10.13. One-bedrooms run 900 to 1,300 in the center, 700 to 1,000 outside it and 750 to 950 in Bonfim.

The national rules apply: the 2026 increase coefficient is 1.0224, a 2.24 percent cap on existing contracts, with no cap at all on new ones. Deposits of one to three months are customary, and landlords commonly want a Portuguese guarantor or several months in advance from applicants with no Portuguese income — less aggressively than in Lisbon, but expect it.

Buying

Asking prices hit 4,060 euros per square meter in February 2026, a record; the transacted median across the Porto parishes over the twelve months to March was 3,510. And the direction matters more than the level: Porto municipality sale prices rose 21.6 percent year on year in Q1 2026, faster than Lisbon’s. Foz is the top of the market at 4,812 and Bonfim the softest at 3,651.

The Porto-specific addition to that checklist is the damp survey — in a granite city with this rainfall, a structural damp problem is expensive and slow to fix, and it is not always visible in September.

Short-term rentals

The city has moved hard. In May 2026 the Camara do Porto moved to cancel 1,413 Alojamento Local registrations, and containment rules apply across the historic parishes. As everywhere in Portugal, registering an AL unit in a residential building also requires the unanimous consent of every owner in the condominium.

If holiday-let income is part of your purchase arithmetic, check the specific parish’s current containment position and the condominium minutes before you offer. The national rules will not tell you whether your particular apartment can be let.
